Project Overview
The Louise is a mixed-use residential development in Los Angeles' Los Feliz neighborhood, consisting of two complementary buildings located across Hollywood Boulevard from one another at 4850 and 4900 Hollywood Boulevard. Together, the development includes 246 apartment homes and approximately 70,000 square feet of ground-floor retail space, creating a dynamic, walkable community adjacent to Barnsdall Art Park and the historic Hollyhock House, a UNESCO World Heritage Site.
Developed by LaTerra Development, The Louise combines contemporary residential living with neighborhood-serving retail, resort-style amenities, and convenient access to dining, entertainment, healthcare, and public transportation.

Managed construction of two mixed-use residential developments totaling 246 apartment homes and approximately 70,000 square feet of retail space.
Oversaw construction with a combined approximate $91 million construction hard cost.
Managed complex environmental remediation after seven previously unidentified underground fuel storage tanks were discovered during excavation at the 4900 Hollywood site.
Coordinated environmental remediation and excavation for two levels of below-grade parking while maintaining project schedule and construction progress.
Managed construction adjacent to the historic Hollyhock House at Barnsdall Art Park, requiring careful planning and coordination due to its designation as a UNESCO World Heritage Site.
Coordinated third-party general contractors from preconstruction through project completion.

Construction Approach
LT Building Corp served as Construction Manager and Owner's Representative for LaTerra Development, providing leadership and oversight throughout preconstruction and construction of both buildings. Acting as the owner's advocate, the team managed budgets, schedules, contractor coordination, quality control, and complex site conditions throughout the development.
The project required significant coordination as LT managed two separate mixed-use buildings, third-party general contractors, environmental remediation, and challenging excavation conditions. At the 4900 Hollywood site, seven previously unidentified underground fuel storage tanks were discovered during excavation, requiring environmental remediation while work progressed toward two levels of below-grade parking. LT also managed construction adjacent to the historic Hollyhock House at Barnsdall Art Park, requiring careful planning due to the property's UNESCO World Heritage designation.
