Project Overview

The Charlie ABQ is a large-scale build-to-rent residential community located in Albuquerque, New Mexico, consisting of 344 homes across two thoughtfully planned neighborhoods. Developed as Albuquerque's first large-scale build-to-rent community, the project combines high-quality rental housing with extensive resident amenities, mountain views, and convenient access to schools, parks, and hiking trails.

Situated on approximately 37 acres, the development includes two gated neighborhoods, each with its own clubhouse, resort-style pool, fitness center, spa, co-working spaces, pet parks, and recreational amenities.

LT Building Corp's Role: General Contractor – Horizontal Site Development | Construction Manager & Owner's Representative – Vertical Construction

Project Highlights

• Served as General Contractor for the horizontal development of the 37-acre site, installing infrastructure and preparing pad-ready sites for vertical construction.

• Blasted approximately 60,000 cubic yards of basalt to facilitate infrastructure installation and imported approximately 300,000 cubic yards of fill as part of the horizontal site development.

• Providing construction management and owner's representation for Albuquerque's first large-scale build-to-rent residential community.

• Overseeing vertical construction across two gated residential neighborhoods and coordinating two complete resident amenity centers.

• Managing phased home turnovers, which began in December 2025 and are scheduled to continue through December 2026.

• Coordinating vertical construction activities with the third-party general contractor while maintaining schedule, budget, and quality objectives.

• Managing an approximate $26 million construction hard cost. *

• Providing owner's representation through anticipated completion in December 2026.

Construction Approach

LT Building Corp served as General Contractor for the horizontal site development of the 37-acre property, delivering pad-ready sites and complete infrastructure for the vertical construction. The work included blasting approximately 60,000 cubic yards of basalt to facilitate infrastructure installation and importing approximately 300,000 cubic yards of fill, along with the construction of utilities, streets, and alleys to support the vertical development.

For the vertical construction, LT Building Corp is serving as Construction Manager and Owner's Representative, providing leadership and oversight throughout construction. Acting as the owner's advocate, the team manages budgets, schedules, contractor coordination, quality assurance, and overall project execution while overseeing the phased turnover of homes and community amenities through project completion.
