Project Overview

The Charlie, Mar Vista is a mixed-use residential development located in Los Angeles' Mar Vista neighborhood, just minutes from Venice Beach and Silicon Beach. The development consists of two boutique residential communities located directly across Venice Boulevard from one another at 12444 and 12575 Venice Boulevard, with a combined 129 apartment homes and approximately 2,100 square feet of ground-floor retail.

Designed to complement the area's creative energy and coastal lifestyle, the two communities feature distinctive architecture, thoughtfully curated interiors, expansive rooftop amenities, and shared operational infrastructure.

• Served as General Contractor for two boutique mixed-use residential developments constructed across the street from one another.

• Managed construction and coordinated schedules across both buildings while overseeing shared building systems, resident amenities, and access-control infrastructure.

• Managed construction with a combined approximate $47 million construction hard cost.

• Successfully delivered 12575 Venice Boulevard in May 2022 and 12444 Venice Boulevard in December 2022.

• Coordinated construction of two architecturally distinctive communities within the active Mar Vista and Silicon Beach market.

Construction Approach

LT Building Corp served as General Contractor for both phases of The Charlie, Mar Vista, overseeing construction from project startup through completion. The team managed construction operations and coordinated schedules across two separate buildings located directly across Venice Boulevard from one another.

The project required coordination of shared building systems, resident amenities, and access-control infrastructure across the two communities while maintaining the individual architectural character of each development. LT successfully delivered the first building at 12575 Venice Boulevard in May 2022, followed by 12444 Venice Boulevard in December 2022.
