The Charlie, La Mirada is a boutique multifamily residential development located in La Mirada, California, near the border of Los Angeles and Orange counties. The project features 28 apartment homes designed to provide a highly amenitized residential experience within an intimate community setting.
The development includes thoughtfully designed indoor and outdoor amenity spaces, including a resident clubhouse, co-working lounge, business center, and a 3,116-square-foot outdoor activity deck overlooking a scenic creek.

Managed the project on behalf of LaTerra Development from entitlement through construction completion.
Coordinated construction activities with the third-party general contractor throughout the construction process.

Oversaw construction with an approximate $8 million construction hard cost.
Successfully delivered the project in October 2021.
Helped deliver a boutique residential community positioned near Biola University and surrounding employment centers.

Construction Approach
LT Building Corp served as Construction Manager and Owner's Representative for LaTerra Development from entitlement through project completion, providing leadership and oversight throughout preconstruction and construction.
Acting as the owner's advocate, LT managed budgets, schedules, contractor coordination, quality control, and overall project execution while coordinating with the third-party general contractor. The team maintained oversight through final construction and owner turnover, successfully delivering the completed residential community in October 2021.
