Project Overview


Northgate Industrial Park is an industrial adaptive reuse and redevelopment project located in Sacramento, California. The project transformed the former Fry's Electronics property into a modern industrial facility, including the adaptive reuse of the existing 156,013-square-foot retail building into flexible warehouse space.


Located on a 10.36-acre site at Northgate Boulevard and Interstate 80, the redevelopment provides convenient access to Sacramento International Airport, major distribution corridors, and regional freight infrastructure. The larger redevelopment is planned to accommodate both single-tenant and multi-tenant industrial users through flexible warehouse layouts and shared site infrastructure.

Project Highlights

  • Managed the adaptive reuse of a 156,013-square-foot former Fry's Electronics retail building into a modern industrial warehouse facility.

  • Oversaw significant building and site improvements across the 10.36-acre industrial property.

Construction Approach


LT Building Corp served as Construction Manager and Owner's Representative for the adaptive reuse phase of the Northgate Industrial Park redevelopment. Acting as the owner's advocate, the team provided leadership throughout preconstruction and construction, managing budgets, schedules, contractor coordination, quality assurance, and site improvements.


The adaptive reuse required extensive modification of the former retail building, including complete interior demolition, structural alterations, roofing, loading docks, storefront systems, and building modernization. LT also coordinated comprehensive civil improvements across the 10.36-acre site, including utilities, drainage, paving, parking, landscaping, and lighting. The adaptive reuse project was successfully completed within 12 months and under budget.
